The Manor Cottage is an ideal location for those looking for a relaxing holiday, fishing, walking, bird watching or sailing on or around Rutland Water.  Situated in the idyllic conservation village of Hambleton, on the Peninsular of Rutland Water. The accommodation is an ideal base for exploring the region including nearby market towns of Oakham (2 ½ miles), Uppingham (6 miles), and Stamford (10 miles). Also within easy reach are a number of stately homes including Burghley House where the famous horse trials are held, Belvoir Castle and Rockingham Castle, both within a 25 minute drive.

For the trout anglers, the north and south arms are both easily accessible within a short walking distance (the owner is a season ticket holder so advice on current hot spots will be freely available to anyone staying at the Manor Cottage).  We are approximately 10 – 15 minutes drive to the fishing lodge.  Anyone wishing to hire a bike the hire centre is also 10 – 15 minutes in a car.  The nearest bird watching centre is located a two minute drive away in the adjacent village of Egleton where the international British bird watching fair is held in August.

A welcoming self contained self catering ground floor flat with the owner occupiers on site.  Within a 2-minute walk of the local pub (‘The Finch’s Arms’) and a 2-minute walk to ‘Hambleton Hall’ hotel and restaurant, the area also boasts many village pubs and restaurants for those wishing to dine out.  The accommodation is on the ground floor accessed through a small walled garden and a flight of 4 steps.

The Manor Cottage offers pleasant homely surroundings and is on the ground floor of a Grade II listed house.  It has many period features and combines modern furniture and appliances with antique furniture and fittings.

• Spacious lounge with large stone mullion windows, dining table, large window seat, 2 comfortable sofas (one is a double sofa bed), colour TV, DVD player, over looking s small walled garden with bench and small outside table.
• Separate fully equipped galley kitchen with electric cooker and hob, dishwasher, fridge freezer, microwave and electric kettle.
• Large bedroom with double bed and plenty of storage.
• Bathroom with bath, electric shower, washbasin and WC.
