The area is renowned for its pretty Rutland cottages, stone built villages & market towns and is often referred to as 'the undiscovered Cotswolds.'
Conveniently located between the pretty market towns of Oakham and Stamford Exton offers an ideal base, with village amenities including a lovely Old Coaching Inn serving good food and lots of walking and easy access to the surrounding countryside including Exton Estate parkland.
Chestnut Cottage sits in a quiet lane in the village only 2 minutes from open countryside with Eston Exton Estate Parkland offering miles of walking & cycling in lovely quiet surroundings only minutes form the door.
On the first floor are 3 double bedrooms (1 with double and twin bed) and family bathroom.
Downstairs is a large sitting room with window seats, open log fire, TV/DVD,CD, comfortable sofas and chairs, French windows to garden. Large well equipped kitchen/dining room with electric oven & hob, dishwasher, microwave, fridge, coffee maker, toaster and dining area with table and chairs. There is a utility room with washing machine and freezer and a downstairs cloakroom with toilet and washbasin. Maps, games, books and lots of local information are provided.
Walled enclosed cottage garden with garden furniture and gazebo.
Heating, bed linen, towels and electricity are included in rental.
Families and Dogs are welcome and a travel cot and highchair are provided if required at no extra charge with babysitting available.
Good Transport Links to Rutland include easy access from main road networks, Railway links from main lines with short travel times and direct access to London and the north and close to several main airports including Stansted, Birmingham and East Midlands.
Lots to do with plenty of walks, Barnsdale Gardens just up the road, sailing, windsurfing, fishing and cycling around Rutland Water, Bird Watching and Nature Reserves at Egleton and Lyndon with the famous British Bird watching Fair held at Egleton each August.
Pretty market towns with traditional markets, museum, castle and historic houses including Burghley House at Stamford which hosts Burghley Horse Trials each September. Belvoir, Rockingham and Grimsthorpe Castles are all within easy driving distance and Cambridge, Stratford-upon-Avon, Lincoln with Lincoln Cathedral, Derbyshire with Peak District, Dales and Chatsworth House, Northamptonshire with Althorp House and Estate.

Chestnut Cottage is spacious, light and airy and very comfortably furnished and well equipped. In a peaceful setting in the pretty Estate village of Exton only 2 minutes from open countryside. It has full central heating and bed linen, towels and electricity are all included in the rental price. It is a Grade II listed stone cottage with thatched roof and with the thick walls this provides very good insulation keeping the cottage warm in Winter and cool in Summer.

RUTLAND has been referred to as the undiscovered Cotswolds - just 17 x 18 miles but with so much to see and do both in Rutland itself and the surrounding areas. Rutland borders onto 4 other 'shire' Counties: Leicestershire, Lincolnshire, Cambridgeshire & Northamptonshire - all lovely Counties in their own right and gives access to so many places to visit that it is hard to fit it all into a short stay. Exton is an Estate village situated approximately 1.5 miles from Rutland Water giving easy access to all the activities there as well as to the surrounding market towns and area. It is a pretty, mostly stone built village with a good pub serving food. There are both small shops and supermarkets within easy driving distance. The Estate parkland bordering Exton gives unique access to safe walking and cycling in lovely surroundings.
Rutland has two picturesque, stone built market towns - Oakham (County town) and Uppingham, both well worth visiting and both well known for their public schools. Just over the border into Lincolnshire and 8 miles from Exton is the unspoilt and unique Georgian town of Stamford with many shops, hotels and restaurants and churches in addition to the lovely architecture. All have traditional markets with Oakham on Wednesday and Saturday, Uppingham on Thursdays and Stamford on Fridays. Part of Oakham Castle still remains with a unique collection of horseshoes presented by visiting royalty and dignitaries over many years. The County museum shows both old and more recent history of Rutland and also hosts events and concerts, the Parish church in Oakham is beautiful and the centre of much activity whilst Normanton Church on the South shore of Rutland Water gives detailed pictures and history of the creation of the water.
Stamford has it's own Arts Centre used in the period film of Pride & Prejudice, well worth visiting for local Arts information as well as the very good value cafe which is open 6 days a week late into the evening and they always have an Art exhibition. It also has a small cinema and theatre and so great for wet days. There are a wide variety of shops and restaurants in all of the local towns and plenty of local pubs serving good food out in the villages.
Burghley House at Stamford is very well worth visiting both for the lovely grounds and the house itself and is the setting for the world renowned 4 star event Burghley Horse Trials each September.
The George Hotel at Stamford is also well worth a visit.
Rutland Water is a short and easy drive (or a slightly longer walk) from Exton and has 4 landscaped parks around its shores with facilities for picnicking, walking and cycling with cycle hire at Whitwell and Normanton and a cycle path all the way around the water - in total 27 miles or 16 for the shorter route. There are small cafes at each of the parks and a children's play area at Barnsdale and Sykes Lane, Empingham, where the Tourist Information Centre is also situated.
Windsurfing, sailing, water sports and boat hire plus many courses available from the centre at Whitwell Water sports Centre or from the Sailing Club at Edith Weston and cycle hire available at both Whitwell and Normanton. Fishing is good and for more information and hire of boats the Angling Centre is now based at the Park on the South shore (Normanton). Bird Watching is very well provided for with reserves at both Egleton and Lyndon and the world renowned British Bird Watching Fair takes place every August where you can also see the results of the very successful ongoing Osprey Breeding programme.
The famous Barnsdale Gardens is open all year around and is just up the road from Exton.
In addition there is plenty of golf at a number of courses in the area and many excellent pubs and restaurants both in Rutland and Stamford.
Historic Houses are many and notable and ones nearby include Burghley House (at Stamford and home to Burghley Horse Trials), The National Trust's Belton House at Grantham and Belvoir, Rockingham and Grimsthorpe Castles & Deene Park. Beautiful Chatsworth in Derbyshire is also a possible day trip (also The Peak District and Derbyshire Dales), as is the Spencer Estate of Althorp in Northamptonshire. Launde Abbey at Launde in Leicestershire is a beautiful and peaceful setting and has open days when teas and other activities are available.
Days Out are easy from Rutland as it is so central. Transport South, North East and West is good by both road and rail with train services directly to London from Oakham on weekdays and every 30 minutes from the nearby stations of Peterborough (50 minutes to Kings Cross and still has a lovely Cathedral) and Kettering (60 minutes to St Pancras). The Eurostar runs from St Pancras in London and so is easily accessible by travelling from Kettering to London if you wish to go on to a French visit! The nearest airports are at Stanstead (approx. 1.5 hours drive), Birmingham (approximately 1.15 hours drive) and East Midlands (approximately 1 hours drive). The A1 is approximately 15 minutes from Exton and the M6/M1 south approximately 45 minutes by road.
Cambridge and Lincoln (Lincoln Cathedral is well worth a visit as is the old town 'The Steep') are both approximately 1 hours drive. Newark, Nottinghamshire is about the same and hosts the countries largest open air antiques fair on the first weekend of every month, also attended by many Dealers, as well as being an attractive market town to visit. Stratford-upon-Avon approximately 2 hours and South Yorkshire can also be achieved in approximately 2.5 hours. A bit further afield but Harrogate is always worth a day out.
Norfolk with the Broads and its famous coast is approximately 2 to 2.5 hours with Sandringham also a popular destination. Suffolk is a similar distance although probably 3 hours to its furthest coast but again well worth a visit and Southwold and the surrounding areas are very pretty.
