Southlands Farm - Our self-catering, dog friendly, Northumberland cottages, each accommodating 2 or 4 people, and combining well for groups of 6 to 10 people have open fires, en-suite bathrooms, bespoke kitchens and antique furniture - beautifully put together to make a cosy and restful retreat.

All three cottages are formed from a traditional Northumberland sandstone building, with a paved patio and original stone troughs overflowing with flowers.

We came here in 1988 and have worked hard to develop and enhance the farm and our land. We began work on the self catering cottages in 2006 and opened them to our first guests in 2007. Since then we've welcomed guests from the world over. When you stay at Southlands, we want you to experience as much of country life as you can so put your wellies on and dig in!

Our Animals

We have a small herd of beautiful Dexter rare-breed cows, two rare New Zealand Kune Kune pigs, and a dozen lively egg-laying hens on the farm. We're always adding to the family so by the time you arrive, who knows what new arrivals we'll have.

We do everything we can to reduce our impact on the environment, including minimising waste, using renewable energy and supporting the local community.

The Garden

We grow our own fruit and vegetables in our organic, chemical-free garden. Feel free to wander around or find a quiet spot to relax in with a book.

Birds Around Southlands

We welcome over twenty species of birds to the farm and make them feel welcome with plenty of nesting boxes and feeders.

Flora Around Southlands

Some of the country's most beautiful native species of plant are found in and around the farm. In addition to the many miles of hedgerows and trees we've planted, you'll also be able to enjoy the striking diversity of native and grasses.

Where We Are

The farm and the cottages are in the centre of Gunnerton, a lovely little village nestled deep in the middle of Northumberland. We're surrounded by farm land (some of which is our own) and are in easy reach of Hadrian's Wall, the town of Hexham and a whole host of other interesting places to visit.

Our Northumberland cottages were developed from an 18th century byre and granary using Charles's skills as an engineer and Dee's creative background in fashion and textile design.

Their work sympathetically retains many original features and the historic feel of the place combined with very comfortable and high spec modern building design.

Each cottage has its own front door leading into its open plan ground floor space. The parking area is immediately beside the cottages.

These are very comfortable and cosy houses that work equally well individually or taken together to accommodate larger groups.

West Cottage - All three cottages form part of one traditional Northumbrian sandstone building, with a paved patio area outside including original feed troughs overflowing with cottage flowers. Each cottage has its own front door leading into its open plan ground floor space. The parking area is immediately beside the cottages. These are very comfortable and cosy houses that work equally well individually or taken together to accommodate larger groups.

Middle Cottage - Middle Cottage is snug and cosy, it has a low downstairs ceiling and door,  the floor is open plan with under-floor heated tiled floor. The ground floor comprises one room centred around a winding staircase, the sitting area with fireplace and wood-burning stove to one side, and well equipped kitchen/dining area to the other side. The kitchen is hand made and well equipped with granite worktops, gas hob and oven and fridge. This an ideal romantic hideaway, with books and games for lazy days. Upstairs is a galleried bedroom sleeping 2 with exposed beams and en-suite bathroom with bath/ shower. There is an interconnecting downstairs door joining to East Cottage if larger groups wish to rent both. Middle cottage is perfect for a couple, or to be let in conjunction with East Cottage.

East Cottage - A luxury living space in a traditional building with a modern twist. This is where would all love to live, but it's just not that practical for day to day living, but isn't that what holidays should be about? 

The front door opens into the sitting room and kitchen / dining area. which are segregated by a wide spiral staircase, the banister continues, forming the balcony of the mezzanine floor twin bedroom.

The ground floor is tiled with ceramic tiles and has under-floor heating; upstairs there is oil fired central heating.  The sitting room area is very relaxing with a “Jetmaster” wood-burning open fire and comfortably seats 6.

The hand made well equipped kitchen has fitted units and granite worktops.  A traditional pine dresser contains all china and glass and the antique pine dining table has chairs for 6.

East makes an ideal space for 4 people, or rented along with Middle Cottage to create space for 6.
