Wardley House is situated in the beautiful Rutland countryside, 2 miles to the west of Uppingham, bordering on rural Leicestershire. The Grade 2 listed property and large private grounds have outstanding views over the Eyebrook Valley with its unspoiled patchwork of fields.
There are three self catering cottages with exclusive access to the private pool house, and tennis court. The en suite bedrooms have king size beds with the option of twin or link. The cottage sleeps 7, the long barn 4 and the pool house if more accommodation is needed sleeps 4. The property is ideal for family parties and for celebrations.
All the cottages are within gated and fenced grounds with plenty of parking space. The location provides excellent access to the surrounding countryside by car, on foot or horseback.
Uppingham is a small market town with antique shops, book
shops and art galleries.
Lovely Stamford is a half hour drive away and Rutland Water is a 10 minute
drive. You can cycle, fish, sail and bird watch around the Water.
Originally built as a barn, the Pool House has been expertly converted to provide luxury accommodation for up to 4 adults. The 12 metre (40 ft) heated indoor pool is housed in a specially built, fully glazed building extending out from the main accommodation. With windows on three sides and in the roof you can relax and enjoy the views across the lawns and on to the rolling countryside of the Eyebrook Valley.
The swimming pool is for the exclusive use of guests staying in the cottages and or the pool house. It has a changing room with shower, wash basin and toilet. The kitchen and breakfast area overlook the pool and contain a cooker, hobs, microwave, toaster and fridge.
Upstairs there are 2 master bedrooms with private bathrooms. A sitting area includes sofa, chairs and TV
The Cottage, renovated from 18th century stables, is in the grounds of Wardley House and is furnished to the highest standard to give you a relaxed and comfortable base for your stay in Rutland and Leicestershire.
The cottage looks south over the Eyebrook Valley with lovely views of local farmland. There are three very private double / twin bedrooms en-suite and one single bedroom. The large sitting room with stove, TV and video, links to the kitchen / dining area. There are exposed beams and stone floors throughout. There is a private terrace with table and chairs for outdoor eating.
The cottage has private parking and visitors have use of the tennis court.
This converted hay loft is large, light and airy and is divided by a curtain. It sleeps 4 as a family room with en suite facilities. Downstairs is a small kitchen and breakfast area.
It is adjacent to the cottage and can be rented in conjunction with the cottage and the pool house.
The market towns of Uppingham, Oakham and Stamford with art galleries and antique shops makes the cottage an ideal base. Proximity to Rutland Water gives the opportunity to make use of the fishing, sailing, cycling and walking facilities. There are grand country houses and a castle to visit

Burghley House - Stamford

You cannot visit Burghley without experiencing a feeling of awe - for this is
the very largest and grandest of houses of the first Elizabethan Age. Here you
will see Burghley's glorious treasures - paintings, antiques, tapestries,
furnishings, wood carvings, porcelain, sculptures and more.
As you move through the house enjoying the splendid interiors you will see a
panorama of the grounds and parkland through the windows. There could be no
finer setting for such a great house. You will need several hours to appreciate
the House and to explore the park.
Rutland Water - Rutland

everyone. The attractive 3,100 acre reservoir has an international reputation
for providing a balance of sport, leisure and wildlife conservation and offers
everyone the opportunity to try something new.
You can try energetic sports such as windsurfing, rock-climbing or canoeing, hire a dinghy, bicycle or fishing boat or just relax by the water and watch the action around the 25 mile shoreline.
Rockingham Castle - Nr. Corby

The essentially Tudor formal gardens were conceived by Lord Rockingham in the
17th Century after the Civil War. They comprise a series of terraces rising
round the house to a substantial landscaped mound at the rear. The western
terraces are divided by a double yew hedge shaped like a herd of elephants. The
Terrace Lawn provides an ideal setting for small concerts and receptions, with
views over the Welland Valley. The Tilting Lawn is the site of the southern
bailey of the Norman Castle, surrounded by fortifications and formal tree
planting, making it suitable for medium sized concerts and small events.
Stamford - Lincolnshire

Captured in time by its conservation status this once major wool town has
retained much of its old world charm and prosperity. Many of the buildings are
constructed from old Lincolnshire limestone, hence the town's distinguished
appearance and popularity with tourists and movie directors alike.
Despite a modest population of 18,000 the town boasts 11 churches, 30 pubs, 20 restaurants and over 10 quality hotels and guest houses. Most of the pubs serve Real Ale and are conveniently within walking distance of town centre, railway and bus stations.
