If you want a rural retreat for a self-catering family holiday, come to Holt Farm, where you can choose some or all of the beautifully restored 17th century cottages and barns giving you 21st century luxury and seclusion near the delightful Golden Valley and Welsh Border in Herefordshire, one of the last quiet counties in England.

Holt Farm's 4 cottages and barns are suited to couples, families and groups of friends, and can be booked individually or in combination, providing stunning four star accommodation for up to 23 people.

Details you will love are found throughout - wet rooms, traditional flag stones, spiral staircases, Herefordshire oak floors, under floor heating, deep comfortable sofas, wood burning stoves and private outdoor eating areas.

Nearby is everything you need for a fabulous holiday whether you like walking, fishing, canoeing, horse riding, castles, good food, or books. Hay-on-Wye, world famous town of books is just 20 minutes drive away. Within 30 minutes drive are the cathedral City of Hereford and the historic market town of Abergavenny, and good access to the Brecon Beacons, Symonds Yat, Ross On Wye and the Royal Forest of Dean.

Up to 23 people can stay in the four cottages. The whole group can eat together in the wonderful 10m long dining-room with wood burning stove in Holt Farm Barn (for up to 8 guests).

The Barn, with its eclectic mix of antique and modern interior, is proving to be a focal point when the other holiday homes are filled with a larger group of friends and family, as well as being a secluded and individual setting for a smaller group.

The Barn is approached by its own private drive leading to a cobbled and flag-stoned patio. Outdoor furniture on the patio provides the ideal rural viewing point and complementary lighting welcomes the winter visitor and encourages summer nights dining.

Entrance into the main hall is through either set of large oak framed glazed doors into the 10 meter long full height [6 metres] living and dining area. The central feature is the large oak table to seat 12 and there is plenty of space for additional diners. The expansive area of flag stoned floors is heated from beneath for cooler days.

Within the main hall of The Barn adjacent to the dining table is the sitting area with deep comfortable sofas, television with DVD/video combination, radio/CD player, and a wood burner for additional warmth.

Above the sitting area and accessed via an ornate spiral staircase is a double bed room set in the roof space, with en suite bath, over bath shower, toilet and washbasin.

The northern wing comprises the raised open plan kitchen approached by a short ornate staircase. With its bespoke oak units, fridge freezer, double oven, dishwasher, microwave oven, and 5-ring gas hob, the kitchen has all the amenities needed to cater for a larger group.

Beyond the kitchen is a large bedroom furnished with an iron king-sized bed, a full sized single bed and antique oak furniture. Oak framed and glazed doors allow views over the orchard and hills beyond.

Stone stairs lead from the central hall to the lower level of the northern wing of The Barn, with a bedroom, utility room and main shower room. The shower room has a toilet, heated towel rail, wash basin and a generous shower enclosure. This spacious third bedroom has twin beds (which can double up to a super king-size bed), and a full sized single bed. Glazed doors open onto and give views across the courtyard.

The utility area has a washing machine and drier and is adjacent to another external door leading onto a cobbled pathway to the other holiday homes.

The Farm House is a 17th century Grade II listed three bed roomed home. The restoration has sympathetically retained many original features including oak beams, stone and oak spiral stairs and flagstone floors, and subtly integrated them with 21st century features such as under-floor heating, two bathrooms and a well equipped kitchen. It is now a very comfortable three bedroom home complemented by outdoor patio and dining area, views out across the orchard and fields, and, an enclosed private garden.

Once inside the half glazed front door you will enter the oak beamed sitting room, warmed by under floor heating and a wood burning stove in the original stone fireplace. Large comfortable sofas provide a relaxing place to spend time with friends and family.

The generous kitchen/dining room is adjacent to the sitting room and is fitted with all of the modern appliances needed for entertaining, another wood burning stove and a bespoke table made from Herefordshire oak which seats up to 12 people . A light inside the brick baking oven alludes to a bygone era.

Beyond the kitchen is a utility room and a spacious bathroom. The utility room is equipped with a washing machine and a tumble dryer and a large storage cupboard. The bathroom has a large, deep bath with overhead shower, washbasin and toilet.

Stone and oak spiral staircases lead from both the kitchen and the sitting rooms up to the bedrooms. Above the sitting room is a double bedroom with mahogany bedstead and en-suite shower and toilet. Above the kitchen is another double bedroom with stone fireplace and hardwood flooring. The middle bedroom can be accessed from both double bedrooms through substantial oak doors. This room has three single beds, one being an ornate day bed. All three bedrooms have high ceilings and extensive rural views, are furnished to a high standard, and the property can sleep up to seven people.

The Farm House adjoins The Stable and both can conveniently be booked together and use the ample cooking and dining facilities in the Farm House.

 

The Stable at Holt Farm is a generously proportioned holiday home superbly appointed for two to four guests. It has undergone a complete transformation from traditional farm stabling to the highest standard of accommodation, with a four star rating from Visit Britain.

A stone paved patio is accessed by large oak framed glazed doors from a light and spacious living room. This room is furnished with two generous sofas, one being a comfortable double sofa bed suitable for extra guests.

An elm dining table has seating for four, and the room has additional features of an ornate spiral staircase leading to the bedroom above, stone walls and flagstone floor with under-floor heating. Entertainments include television and video, stereo/CD player, and a selection of puzzles, board and card games.

The hand crafted oak kitchen is well equipped with dishwasher, electric oven, gas hob, fridge-freezer, Bosch washing machine and a drier, and everything for a relaxing holiday - from champagne glasses to vegetable peeler! The kitchen can be accessed through the living room or through another entrance from the Stables’ own designated car parking area.

At the top of the spiral staircase is the king-sized bedroom set in the eaves and full of natural light. The room is generously sized and furnished, with Hereford oak flooring and doors.

Leading from the bedroom is an en suite featuring a large shower enclosure, washbasin, and toilet.

The Stable has a private outdoor patio with dining table and chairs, barbeque and extensive views of the landscaped courtyard, the orchard and countryside.

The Stable is set beside Holt Farm House and they can be booked jointly with ample seating at the large oak dining table in the Farm House.

The Wain House has been fully restored from a former horse-drawn cart house to a light and airy four-star holiday retreat for four people. With level access and under floor heating throughout, the Wain House is ideally suited to young families and the less able visitor.

At the front, The Wain House overlooks the landscaped central courtyard, and is accessed by a level paved driveway edged with stone walled gardens and sloping lawns.

The level parking area leads into a spacious full height living room with an imaginative interior retaining period features - flagstone floor, stone walls and exposed beams contrasted with deep comfortable sofas, television, DVD player and music system. Full-length windows give views over the landscaped courtyard, and the farmland beyond.

Through a stone archway is the kitchen and dining area again with a full height ceiling. Hand crafted oak units and flag stoned floors are a contrast to the full range of modern appliances - electric wall oven, gas hob, dishwasher, washer/drier, fridge freezer and microwave.

A wide hallway leads from the kitchen to the bathroom and bedrooms. The tiled flat-floored shower/wet room has a drop down seat, washbasin, heated towel rail and toilet, all carefully designed for ease of access.

The bedrooms are full height into the roof space, the first with a comfortable double bed, the second with twin beds. Opening out from the twin bedroom are double oak glazed doors leading onto a secluded wooden deck with furniture for outdoor dining, raised gardens and a pathway leading to a large lawn and viewing point over the valley and farmland.

The Wain House benefits from a sunny aspect summer and winter and can be booked in conjunction with The Barn for a larger group of family and friends. Paved paths and a ramp provide easy access across the shared courtyard to The Barn
