Now in our 34th year we hope that we have found the secrets of making our guests feel really comfortable and at home when they come to stay, some have been coming since we started. We aim always to have someone at hand to help with any questions or problems, and we take huge pride and pleasure in decorating and furnishing all the cottages and rooms in the manor.


Upper Court Estate, Kemerton Village and Bredon Hill are yours to explore (maps available) with lake, meadow and hill on which to lose yourself. Escape into this beautiful countryside and let the wildlife, open space, country air and peace refresh you. In the summer you'll wake to birdsong and the early morning activities of the swans, geese and ducks on the lake and hens in the garden. You will see foxes trotting along the hedgerows at dawn and catch the deer grazing in the dusk on the hill.


A perfect place to entertain friends, clients, have a family reunion, hen party, or a romantic weekend for 2. Retreat for a long summer holiday or bring the family for Christmas.


Make the whole of Upper Court your own for your wedding (for up to 300 in a lake-side marquee.) We can arrange all your catering and domestic requirements (baby-sitting, cleaning etc.)


As the year turns, the approach of winter brings seasonal migrants to the lake. You will see the long skeins of geese overhead, winding their way to warmer climes. Rare plants and wildlife thrive here and the garden provides some wonderful surprises... please ask for a cutting!

 

The original Carriage and Coach House circa 1760 now makes a perfect house to sleep up to 11 and to seat up to 24.

 

The entrance patio and parking are directly opposite the tennis court area.  The living room is a spacious (approx. 18ft x 30ft) light and airy room with two long refectory tables, large fireplace with lovely large wood burner (all logs free of charge), TV and DVD, comfy chairs and sofa. 

 

Entrance through to the kitchen with pine cupboards, granite worktop, double steel range cooker, Belfast sink, large fridge/freezer, dishwasher and washing machine.

 

Stairs lead up to the 5 bedrooms and 3 bath/shower rooms:

Converted from the old stables downstairs and hayloft upstairs, the stables are greatly favoured by families wanting room for 4/5 people. 

One very pretty ground floor bedroom has a canopied 5ft bed and is convenient for those who do not like stairs.  It has a bathroom with separate power shower en-suite.

The front door is in the archway and leads to a comfortable sitting room (limestone floor) with old stone fireplace and stove.  One end has a dining table which seats 6.  The small kitchen has a dishwasher, Zanussi gas range and oven, and washing machine. 

Narrow stairs lead to the beamed hayloft with romantic second bedroom.  This has a 4ft 6in double and one 3ft single bed.  It has views of Bredon Hill with steps down to a wet room bathroom.  Not suitable for the infirm due to the steep stairs.

Entered from the right of the courtyard archway, this lovely cottage features bow windows, an antique pine fireplace with iron stove in the beamed drawing room with terracotta tiled floor.  It has lovely views of the gardens and Bredon Hill. It offers spacious living accommodation on the ground floor with bedrooms on the two floors above.

The dining room has a refectory table that seat 8, plus an extra table for 14 in total.  The kitchen has a dishwasher, washing machine and fridge/freezer.

On the first floor there are two bedrooms, one with a 5ft double bed and one with twin beds.  There are two bathrooms on this floor, one small with shower.

On the second floor the hayloft has been converted to make a nest of a room with two single and one double (4ft 6in) bed and lots of beams and character.

To the right of the Upper Court front gates, and approached down the lane leading to the lake and watermill ruin, this idyllic Cotswold stone cottage-in-the-woods dates from around 1760. Completely refurbished in 2000 to ETB 4 star standard, it now offers stunning self catering accommodation and is an ideal choice for a holiday in the Cotswolds. As well as enjoying an outlook over the grounds and gardens of Upper Court, it also has its own private/safe garden and patio with wonderful views of the lake.

The entrance leads into the sitting room, featuring a large inglenook fireplace with a wood burning stove.  There is under floor central heating with a limestone floor covering the ground floor, TV, video, DVD, entrance through to conservatory.  Boiler/coat cupboard.  All central and under floor heating is gas.  Two pine tables seat up to 18.  Patio doors overlook the garden and lake.

 

The kitchen is equipped with NEFF and SMEG appliances.  Belfast sink, large fridge/freezer, washer/dryer and dishwasher.  French windows open out into the garden with table and chairs.  Door into small storage area.

 

The far end of the conservatory has a door leading into the downstairs single en-suite bedroom, which in turn leads through curtains into the TV room and study.

 

A small staircase leads from the entrance hall on to the landing - not suitable for the infirm sue to steep stairs.  Bedroom one has a fine curly iron 5ft bed and excellent views of the lake.  Bedroom two has a 4th 6in double bed with large wardrobe and vanity unit.  Family bathroom with slipper roll top bath with shower.  Bedroom three has a 4ft 6in double bed with two fitted cupboards.  All with good views of the manor.

 

Small narrow stairs lead to the attic with dormer window overlooking gardens.  Two single beds, one pull out, all 3ft.  Bathroom with large bath with shower.

 

You have full use of the Upper Court tennis court, pool and garden.

 

Formed from a ground floor wing of the manor house, access is gained either through the main hallway of the manor or by the door leading into the garden from the kitchen, where there is a table and chairs for eating out.

There is a 6ft double bed that can be made into twin beds.  Honeysuckle chintz and antiques decorate the main open plan studio style bedroom with sitting room at one end.

The wet room has a shower, WC, bidet and his and hers basins. (A disabled shower chair and loo seat/surround are available).

The kitchen has a table that can seat four, with French windows leading directly to the pool and garden.  There is a table and chairs for outdoor meals.

Very popular with honeymooners.  Parking in front of the Manor.

A romantic hideaway for two, overlooking the lake, this property makes a romantic hideaway for a very special holiday in the Cotswolds.

Open plan lounge / kitchen downstairs with electric wood burning-effect stove, washing machine, dishwasher, microwave, Belfast sink, electric oven and hob, TV, DVD and radio.  Parking in front of the Manor then you follow the path by the Mill stream.

The first floor has a large double bedroom with large early 19th century four-poster with pocket-sprung mattress.

The second floor has a large central tap bath and shower at one end and extra bed at the dressing room end, curtained off.
