Beach Haven, Tides Reach and Yellow Sands are modern beach front cottages overlooking the sea and sandy beach at Instow in Devon.  The three cottages have extensive beach and sea views out to the open sea and of the coming and going of boats,  fishing smacks going up to Bideford, sailing yachts from the Instow sailing club, a boat taking visitors out to Lundy Island and the ferry across the water across to Appledore.

The cottages have a lounge with gas fire, colour television, single folding bed leading to kitchen / diner with views over the garden and out to sea.

Upstairs cottages have a bathroom with shower, a double bedroom and a twin, Tides Reach and Yellow Sands also have a third bedroom with a slightly raised single bed. The kitchen is well equipped with electric cooker, fridge, washing machine, microwave and Gas fired central heating.

At the back of the cottages there is a garden area and terrace with furniture and unrestricted views out over the beach and out to sea. Beach Haven has a lawn and attractive balcony opening out of the main bedroom looking over the sea. Tides Reach and Yellow Sands have full length french windows opening onto an elevated terrace with good sea views. There is parking outside the cottages and in a separate parking area.

Seabirds Waterside is a very pretty cottage right on the rivers edge with glorious unrestricted views over the beautiful River Torridge which is tidal at this point. The cottage has moorings for a boat. The back garden wall is the riverside wall and from the garden and house you can watch the boats on the river coming and going and even catch fish over the wall.

It has a living room, kitchen with washer / dryer, microwave oven etc. and a downstairs w.c. On the first floor are 2 bedrooms and a bathroom and a 2nd w.c. and shower. The living room with TV and video has French windows giving onto the secluded back garden. The garden has an arbour with table and chairs for al fresco meals, as well as garden furniture.

The river views from the main double bedroom, the living room and the garden are very extensive and beautiful, giving views of the water, boats sailing up from the sea and sea birds. There is also a twin bedroom, and private parking. A delightful riverside promenade walkway for evening strolls leads from the garden gate, either go downstream on along the coastal footpath to Appledore and the sea or upstream along the river path into the town centre of Bideford, passing the public gardens on route.

Instow is a quiet sailing seaside village with soft golden sands and a pretty promenade of Georgian and Victorian Villas. There are some shops on the promenade: post office, supermarket, art gallery, a good hotel and several restaurants and pubs serving meals looking out over the water.

The Tarka Trail walking and cycling trail passes behind the village along the disused railway and along the beautiful Taw and Torridge estuaries. Bicycles can be hired locally.

The historic town of Bideford is 3 miles, the big shopping centre of Barnstaple is 7 miles away, historic Tapely Park with a fine old house and gardens is also nearby.  

Other attractions include Clovelly, Lundy Island, Arlington Court, Lynton and Lynmouth, there are also many fine sandy beaches and the oldest golf links course in England (Royal North Devon ).
