The picturesque island of Alderney is the most northerly of the Channel Islands, some three and a half miles long by a mile and a half wide and only seven miles from France. The island enjoys a mild climate with plenty of sunshine and provides all the winning ingredients for a most memorable stay with its rich history and wildlife, beautiful scenery and magnificent beaches. The charming town of St Anne with it's delightful cobbled streets provides an excellent range of places to eat and drink, interesting shops and a wide variety of facilities.

This unique holiday home is situated in an enviable elevated location commanding extensive panoramic sea views over Braye Beach and Harbour.

Designed to maximise the view, this stylish Alderney property features a large L-shaped open plan living space on the upper floor, flooded with natural light and comprising a newly fitted contemporary kitchen, dining and living area, with doors opening wide onto a generous balcony running around the entire top floor. The ground floor accommodation comprises a spacious entrance hall, useful utility room, four smartly presented double bedrooms, two with en-suite shower facilities plus a superb family bathroom featuring double jacuzzi bath. Externally, Pipedreamer House benefits from a spacious timber verandah and balcony with patio furniture, pleasant gardens and ample private parking.

KITCHEN:  Newly fitted providing excellent storage and including integral 'Neff' electric oven, combination microwave/grill and coffee machine, 5-ring gas hob, fridge, freezer and dishwasher together with electric kettle, toaster and ample crockery, cutlery, pans, etc for up to eight persons.

DINING:  Extendable Dining Table with eight brown leather dining chairs plus an adjacent Breakfast Bar commanding fantastic sea views, providing four additional place settings.

LOUNGE:  Two matching three seater sofas plus two additional swivel armchairs ensure a comfortable area in which to relax, with sliding doors opening out onto a generous balcony commanding superb views over Braye Beach and Harbour. Large flat screen TV, DVD/CD, Freesat, I-Deck together with a wide range of DVD's and CD's available for your enjoyment.

FOUR DOUBLE BEDROOMS:  Well proportioned and smartly presented comprising three doubles (two of which benefit from en-suite shower rooms with unisex luxury dressing gowns provided for your use during your stay), each furnished with quality King-size beds plus one twin bedded room, all featuring generous built-in wardrobes with ample coat hangers. Hairdryer provided.

FAMILY BATHROOM:  Newly fitted with superb double Jacuzzi bath featuring chromatic lighting, WC, wash hand basin and large heated towel rail.

UTILITY ROOM:  Washing machine, chest freezer, ironing board, iron, clothes airer, vacuum and ample cleaning materials.

N.B. Due to its superb elevated location, Pipedreamer House is accessed via a steep driveway which may prove difficult for some. An excellent car hire facility is however available on the island.

Fully equipped to accommodate 8 guests, we provide ample quality bedding, together with face cloths, hand and bath towels, bath mats and luxury dressing gowns for use during your stay.
 
Rummage through the kitchen cabinets and you will find a comprehensive collection of crockery, glassware, cutlery, pots, pans, ovenware, baking tins, serving dishes, mixing bowls, weighing scales, chopping boards, table mats, coasters, plus the essential electrical items such as kettle, toaster, food mixer.... not forgetting the all important bottle opener! In addition to this, you will find quality integral 'Neff' appliances including fan oven, combination oven/grill/microwave and coffee machine, fridge, freezer and dishwasher.
 
Digital TV's are fitted in the three double bedrooms, with two of these rooms benefiting from en-suite shower rooms and the main bathroom featuring a double Jacuzzi bath. Ample coat hangers and a hairdryer are supplied.
 
Stored within the Living Area are a selection of books, games, DVD's and CD's, with an Ipod player and basic Sky TV provided.

The Utility Room is equipped with washing machine, clothes airer, laundry basket and pegs for the external Rotary drier, iron & ironing board, additional chest freezer, vacuum, mops and brushes etc. In addition, you are welcome to use our selection of fishing rods, buckets and spades.

The generous wrap around Balcony is furnished with two sets of timber tables and chairs, seating up to 10 persons - perfect for al-fresco dining, plus a selection of sun loungers to laze away those fabulous sun-drenched Summer afternoons. As the sun begins to sink, flick on the deck lights, enjoy a sun-downer drink and marvel at the spectacular sunsets.

Alderney is the third largest and most northerly of the Channel Islands, measuring some three and a half miles long by one and a half miles wide. Situated approximately 60 miles from Britain and 7 miles from France, the island enjoys a mild climate and a slower pace of life, with an abundance of beautiful beaches, breathtaking walks and an ancient and varied history.

Pipedreamer House is well positioned overlooking the fabulous Braye Beach and Harbour with the charming town of St Anne featuring an attractive array of cobbled streets and palm lined avenues providing an excellent variety of individual shops, bars, restaurants and banks. Well-connected with direct scheduled air links from the UK, Alderney has its own airport and harbour.

With over 50 miles of walks and paths taking you across cliff tops, beaches and around town, the best way to discover Alderney is on foot. There is much to discover while walking around the island and the scenery is simply spectacular with the dramatic cliffs on the south coast dotted with Victorian and German fortifications, the fabulous sandy beaches and promentaries sprinkled with Victorian forts and bunkers along the north and east coasts and the bird sanctuary island of Burhou off to the north west.

The ‘Round Island Boat Trips’ are highly recommended and most informative as the crew share their knowledge of ornithology and the history of the Island, including tales of Alderney's many shipwrecks.

The Alderney golf course is a 9-hole course with alternate tees, which add distance and variety to each hole, making it an overall, challenging 18-hole course. The natural hazards of the course call for additional skills and, at certain times, the wind factor can test the most competent of golfers. The course is one of the most scenic and testing golf courses in the Channel Islands with the superb views flitting between the English Channel and the nearby French coast as you complete the course.

You are simply spoiled for choice on Alderney for places to eat out. There are in excess of twenty superb eating places offering fine, locally sourced produce and catering for every possible taste. Many establishments provide outdoor terraces or courtyards for al fresco dining - there really is nothing better on a warm summer's day than enjoying a superb Alderney seafood platter with a chilled glass of Chardonnay!
